Pre-Season Water Safety and Legionnaires' Disease Risk Assessment

  1. All Cold Water Tanks should be emptied, brushed clean, and their walls whitewashed with chlorinated water.

  2. Eliminate short circuits inside cold water tanks (proximity of supply and suction lines).

  3. All Hot Water Tanks (boilers) should have their interiors (inner surfaces) cleaned (removal of lime scale and sediment).

  4. All Filters connected to the water system should be dismantled for detailed cleaning and disinfection.

  5. All Shower Heads, shower hoses, faucet aerators, and garden irrigation sprinklers should be dismantled for detailed cleaning and disinfection.

  6. Perform detailed cleaning and disinfection of all Cooling Towers.

  7. Perform detailed cleaning and disinfection of all pool Balance Tanks and Filter Sands.

  8. Perform Chlorine Shock Treatment by adding chlorine to cold water tanks. The target free chlorine concentration is 3 ppm, with a 24-hour retention time inside the system.

  9. Increase the water temperature inside boilers to 70 ºC, then run hot water from all showers and faucets (bath, hairdresser, kitchen, etc.) at a pencil-thickness flow for 5 minutes each. Perform Thermal Shock Treatment.

  10. Increase the water temperature inside boilers to 70 ºC, measure and record the temperature at the bottom drain valve.

  11. Run hot and cold water from all faucets, showers, reservoirs, etc. inside the facility.

Record Keeping

Document all performed procedures on appropriate forms, take photographs or prepare reports, and have them signed.

The Regulation on Control Procedures and Principles Regarding Legionnaires' Disease, published in the Official Gazette dated 13.05.2015 and numbered 29354, imposes obligations on accommodation facilities. According to the regulation; responsible persons must be trained, a file containing routine preventive measures must be prepared, a water management plan must be established, and a risk assessment must be conducted.
